We advise on real estate development transactions — including land purchases, site assembly, development agreements, off-plan sales, development financing arrangements and the legal structuring of large residential, commercial and mixed-use development projects.

We advise on the negotiation, drafting and administration of construction contracts — including NEC, FIDIC and bespoke arrangements. We advise on contractor and employer-side positions — covering payment mechanisms, variations, delay claims, liquidated damages, bonds and performance security.

We conduct land title verification and due diligence — tracing root of title, verifying encumbrances, confirming government acquisitions and advising on the steps required to obtain a Certificate of Occupancy (C of O) or Governor's Consent under the Land Use Act.

We advise buyers and sellers on commercial and residential property acquisitions — including negotiations, due diligence, title transfer, perfection of security interests and management of the Governor's Consent process for properties subject to the Land Use Act.

We advise landowners and developers on joint development agreements — including profit-sharing arrangements, milestone structures, project management protocols and exit mechanisms. We draft agreements that protect each party's interests while providing flexibility for the development to proceed.

We advise on the regulatory approvals required for construction and development projects — including building plan approvals, environmental impact assessments, zoning compliance and interface with FCTA development control, state planning authorities and other relevant agencies.

Commercial Leasing

We advise landlords and tenants on commercial leasing transactions — including negotiation of heads of terms, lease drafting, service charge arrangements, rent review mechanisms and lease assignment, subletting and surrender.

Developer-Contractor Disputes

We represent parties in construction and real estate disputes — including contractor claims for delay and disruption, developer claims for defects and non-performance, adjudication, arbitration and litigation in the Nigerian courts. We advise on dispute avoidance during procurement and manage disputes when they arise.
